Four pieces, one outcome
Websites for hotels and short-stay properties that bring in direct bookings — and cut the commission you pay Booking.com.
A website that sells rooms
Not a brochure with photographs. A path that starts with a search and ends with a booking.
A page per room type — and why it matters. Travellers do not search for «a hotel». They search for «sea view room for two» or «maisonette for six». When each type has its own page, with its own photographs, its own copy and its own rate, that page can rank on its own for that specific search. When every type shares one page, none of them rank.
Multilingual. Copy is written from scratch in each language, not run through a translator. A German traveller does not use the same words as a Greek one, and machine translation is obvious to both.
Speed. Most visits come from a phone. We aim for a PageSpeed score of 90 or better and we measure it before handover. Every extra second costs you visitors.
Technical SEO for hospitality. Schema markup for lodging and rates, a sane heading structure, clean URLs, a sitemap, and redirects from the old site so you do not lose the position you already have.
Built for the phone. We design the 375-pixel screen first and the desktop second. Buttons you can hit with a thumb, a phone number that dials in one tap, forms you can fill in without zooming.
What is included
- A page per room type or unit
- All copy written by us, in every language
- PageSpeed 90+ as the handover target
- Schema markup and technical SEO
- Mobile-first design
- GDPR, SSL, backups

Connected to your booking engine
If the terms below mean nothing to you, that is fine. There are only three of them and they take two minutes to explain.
What is not included
The booking engine subscription is billed to you directly by the provider (WebHotelier, primalRES and others) and is not included in our price. What we take on is the coordination, the integration and the testing.
Which systems we connect to
We connect to the booking engines Greek properties actually run. If yours is a different one, tell us — nearly all of them offer a way to connect to a website.
- WebHotelier
- primalRES
- MotoPress Hotel Booking
- HBook
We do not supply any of these three tools — you get them from specialist providers, on your own subscription. What we do is connect them to your site.
- Booking engine
- The tool that takes the booking. The guest picks dates, sees a rate, enters their details and confirms. It is your tool, on your own subscription. Examples: WebHotelier, primalRES, MotoPress, HBook.
- Channel manager
- The synchroniser. When a room sells, it removes that room from Booking.com, Airbnb and your own site at the same time, so you never sell it twice. It usually comes bundled with the booking engine.
- PMS
- The property management system. It tracks arrivals, departures, folios and housekeeping. It is a separate product, often from a different company, and the guest never sees it.
- What we do
- We connect your booking engine to the site: Date search from the first screen, leading straight into your own booking engine, and a flow that does not break on a phone. We talk to the provider so you do not have to. We neither sell nor resell any of these services.
Reasons to book with you
A website on its own is not enough. The guest needs a reason not to go back to Booking.com.
Everything below is included in the GROWTH and PREMIUM packages. You make the decisions — we put them on the site.
An email list. Every direct booking leaves you an email address and a phone number that are yours. Next season you write to last year's guests before you open availability to the platforms. It is the only list that never charges you commission.
Google Business Profile. When someone searches for your name, the Google panel is the first thing they see. Set up properly — photographs, hours, a booking link and replies to reviews — it sends people straight to your site.
A best-rate promise. Worded so that it says something concrete to the guest and at the same time respects the terms you agreed with the platforms. If you are unsure what your contract allows, check it before we publish.
Direct booking incentives. Breakfast included, late check-out, a transfer from the port, a discounted second night outside peak season. You decide what you offer — we print it next to the rate, where the guest sees it before heading back to Booking.com. It usually costs less than the commission you would have paid.
What we set up
- Email and phone capture that stays yours
- A Google Business Profile, set up and linked
- A best-rate promise that does not clash with the platforms
- Direct booking incentives, printed next to the rate
- Conversion tracking, so you know what is working
For when the site has to be found
A website brings bookings when people find it.
We set up and run Google Ads campaigns for your property: searches with booking intent, targeting by area and by season, and conversion tracking so you know what actually paid off.
From EUR 350 a month, minimum term 6 months. The advertising budget is set by you and goes directly to Google.
What is included
- Account setup and conversion tracking
- Search campaigns on your property name
- Targeting by area and by season
- A monthly report showing cost per booking
Four steps, 15 working days
Strategy call
Sixty minutes and a written brief of what we agreed.
Design
A finished design before a line of code is written — you see your pages as they will be, with your own copy and photographs, and you approve before the build starts.
Build
Custom code, booking engine connected, copy written, SEO in place.
Testing and handover
A real test booking and thirty minutes of training.
What hoteliers ask most
What does a hotel website cost?
For a property with a handful of units, EUR 1,200. For a hotel with a page per room type, EUR 1,900. If systems need setting up as well, from EUR 2,900. VAT is not included.
The booking engine subscription is paid directly to its provider and does not pass through us.
How do I reduce the commission I pay Booking.com?
You do not reduce it at Booking.com — you reduce the share of bookings that goes through it. Every booking that arrives directly through your own site carries no commission.
The home page has a calculator that shows you, with your own figures, what you hand over in commission each year. It does not ask for an email address.
What is a booking engine, and do you supply one?
It is the tool that shows availability and takes the payment. In Greece the most common are WebHotelier and primalRES.
We neither sell nor resell it. It is another company's product, with its own subscription that you pay. What we do is connect the engine you already use to your website.
I already have a site. Repair it or start again?
It depends what is there. If all it needs is a proper connection to the engine, from EUR 350. If it lacks pages per room or is slow on a phone, from EUR 900.
We check your site free of charge and tell you which of the two applies — even if the answer is that you do not need us.
How long does it take?
Fifteen working days from the strategy call to handover, with the date written into the contract.
We need photographs and a rate sheet from you. The copy is written by us.
Is the site mine or yours?
Yours. The domain in your name, administrator access in your hands, a training video you keep.
The EUR 99 a month maintenance is optional. If you would rather not have it, we hand over every file and every access detail, and you take on hosting and the domain yourself.
Which of the four are you missing?
Tell us what you already have and what you do not. We do not sell packages you do not need.
